Taking care of your metal roof

When it comes to taking care of your roof, nothing is as low maintenance as a metal roof. They are impervious to pests and rot. You don't have to worry about damaged shingles. When installed properly, a metal roof can last upwards of 30 years. Despite the durability of metal roofs however, there are still things you need to do to take care of your metal roof to get the maximum lifespan out of it.

General roof maintenance tips

Roofing experts recommend that your roof be inspected twice a year regardless of the type of roof you have. Your roof should be inspected just before the winter weather hits and again once it has passed. These regular inspections identify possible problems before they are serious. Catching them early prolongs the life of your roof and saves your home from serious damage. It's also a good idea to check your roof after every major storm. If you've had hail, heavy rain, or strong winds recently, it's a good idea to just do a walk-around to make sure everything looks sound.

Problems with metal roofs

As already stated, metal roofs are relatively easy to maintain, but there are some issues to watch for particularly with metal roofs. Unlike other roofing materials, metal roofs can expand and contract with large fluctuations in temperature. This expanding and contracting can cause problems with the sealant that is used to keep water from getting between the sheets of metal. These sealants are elastic and should last for some time but it is something to watch for, especially if you live in a climate with extreme temperatures. You may have to have the sealant replaced a couple of times during the lifespan of your roof. The expanding and contracting of your metal roof can also cause screws to come loose. Periodically have your roof checked to make sure that the screws are tightly fastened.

Cleaning your metal roof

It's important to keep your metal roof clean, and not just for appearance's sake. Allowing dirt and debris to accumulate on your roof can cause water to become trapped on your roof where it can cause corrosion. At least once a year you should clean your roof. Make sure your clear your roof of dirt, leaves, branches, and other debris. Pay extra attention to valleys where leaves and other debris accumulate. Don't forget to clear out your rain gutters as well. Water that backs up in your rain gutters can get beneath your roof and into your home. If you're going to a solution, make sure it's a biodegradable cleaner.
